What adds value and makes your home more appealing to buyers when you’re ready to sell?
From minor changes to major renovations here are a few things to consider.
Clean and de-clutter your home. Having too many personal items lying around distracts the potential buyer’s attention. They are no longer focusing on the home; they are looking at your stuff.
Change dramatic wall colors to more neutral tones. This makes the home more appealing to a wider variety of buyers and allows them to use their imagination. They can picture their furniture in the home and is not distracting them from the details of the room.
Freshen up around the house. Make simple cosmetic repairs such as fixing loose handrails, any dings or dents in the wall, replace broken doors or tiles, and change blown light bulbs.
Curb appeal is another way to attract potential buyers. Many times people drive by the house to see if they are interested in seeing the inside. Be sure the grass is cut, the bushes are trimmed, and there is not trash or clutter obstructing the view.
Based on the National Association of Realtors recent press release “2007 Remodeling Costs vs. Value Report” the Pacific region is recouping a higher percentage than the national average on exterior upgrades and interior remodels. Midrange and upscale projects including a deck addition, minor kitchen repair, window replacement, and replacing siding with fiber-cement are among the highest return on investment upgrades recouping over 100 percent of the costs. Other projects such as a two story addition, the remodeling of an attic bedroom, basement remodel, bathroom remodel, and a major kitchen remodel are in the 90 percent range.
It is important to remember that when you are preparing your home for sale increasing the value may take a little effort but is essential in getting your home sold in today’s market.
